Ibstock cut planned brick output by 20% as UK housing demand weakened in 2026.

Why it matters: The production cut signals weaker near-term demand for bricks and other construction materials. Builders, suppliers and investors are watching whether housing registrations and construction output recover in 2027.

  • Ibstock said third-quarter 2026 clay-brick sales were 22% below expectations.
  • Production was cut approximately 20% against plans set at the 2026 half-year stage.
  • Ibstock estimated the production cuts would reduce adjusted EBITDA by about £6 million through weaker fixed-cost absorption.
  • The company expects full-year 2026 adjusted EBITDA in the mid-£40 million range.

Trading conditions deteriorated sharply for Ibstock in the third quarter of 2026 and remained weak into October 2026, chief executive Joe Hudson said in the company’s November 2, 2026 trading update.

The company reduced production by approximately 20% against plans made at the 2026 half-year stage to align output with demand and limit inventory. Ibstock estimated that the decision would reduce adjusted EBITDA by about £6 million through weaker fixed-cost absorption.

Ibstock also said it was tightening overheads, discretionary spending and cash management, with a focus on inventory and capital expenditure. The company said its domestic market share was broadly consistent year on year.

Industry indicators also weakened. Ibstock reported that UK brick-market volumes fell approximately 17% year on year in July and August 2026. Separately, NHBC data showed 26,231 new-home registrations in the third quarter of 2026, down 13% from a year earlier. Construction output fell 1.0% in the three months to August 2026, according to the Office for National Statistics.

“The housing industry is at a critical point. Demand remains fragile and affordability is stretched,” said Daniel Pearce, NHBC’s chief strategy officer.

The UK government’s Your First Home scheme, described in the 2026 Budget document, is intended to support approximately 70,000 first-time buyers through £4.7 billion of equity loans. Applications are expected from February 2027, with first loans from April 2027.

Ibstock said its ceramic-façades factory at Nostell remains on track to complete commissioning by the end of 2026.

By the numbers

  • 22% - Ibstock’s reported shortfall in third-quarter 2026 clay-brick sales against expectations
  • 26,231 - New-home registrations recorded by NHBC in the third quarter of 2026
  • £6 million - Estimated adjusted EBITDA impact from weaker fixed-cost absorption

Yes, but: The 20% figure compares production with plans made at the 2026 half-year stage; it does not establish a 20% year-on-year production decline. The brick-market decline was reported by Ibstock, while NHBC and ONS provide separate housing and construction indicators.

What's next: Ibstock expects commissioning at its Nostell ceramic-façades factory by the end of 2026. Applications for the Your First Home scheme are expected from February 2027, with first loans from April 2027.
